La Foie is a small non working farm on the Brittany/Loire Valley border.

La Foie is very quiet, the drive is exclusive to the property. The loudest sound we normally hear are the birds singing.

The house has a large farmhouse kitchen, a lounge and a large office/lounge. The first floor comprises a large bathroom and a very large single bedroom and dressing room. The bedroom can be converted into a large and smaller bedroom or 2 bedrooms and a dressing room or 3 bedrooms. The downstairs office/lounge could be a 4th bedroom.

The farm comprises a large farmhouse, a barn which is used as a three car garage, a larger barn which has two gites and a partly renovated remainder, the original house which is partly derilict. There is a pig pen which is full of firewood - about 6 years worth. There are two ponds. A tractor is included in the sale as is the furniture in the gites and some in the house.

There is gas central heating throughout and a wood burning stove, which is one year old, in the lounge. The kitchen is complete with range cooker, fridge/freezer, microwave and espresso machine. There is a dining room table and 6 chairs as well as many other pieces of furniture

The total area of the farm is 3.6 hectares, nearly 10 acres

A local farmer cuts the right hand field and would cut the left hand field if asked.

The gites are currently earning £3,500 to £4,000. per annum but a small price rise will obtain £6,000-£7,000 pa
